a. Each adult (18 years or older) must fill out an application and apply for a credit and criminal background check.
b. The application fee is $50 per person.
c. Each applicant must provide a valid government-issued picture ID. ID must be current and unexpired.
d. Occupancy is based on the number of bedrooms per unit. Maximum occupancy is subject to manager approval, but no more than two persons (of any age) per bedroom.
e. No smoking of any kind is permitted in the building or on the property.
f. No Drugs. illegal drugs are not permitted.
Income Qualification
a. Applicants must demonstrate income of at least 3 times the monthly rent, based on gross income.
b. To verify income, we request documentation such as pay stubs, benefit award letters, bank statements (3 Months), retirement accounts, tax returns, and employment letters.
c. Self-employed individuals must be able to verify their income through tax returns or bank statements.
d. Retired and unemployed individuals must be able to demonstrate they have sufficient resources to pay living expenses.
Financial / Credit / Co-Signer
a. Applicant must have a minimum credit score requirement of 620.
b. Applicants with a credit score below 620 will need a co-signer* with a credit score above 620.
c. If a co-signer is required, the security deposit required will be 5x the monthly rental amount.
d. We do not consider non-payment of rent or utilities.
*Having a co-signer does not constitute automatic approval.
Pets
a. Pet-friendly properties allow no more than two pets allowed.
b. Pet Free $250 None refundable.
c. Pet Rent $25 per month per pet.
d. All animals must have a current rabies vaccine per Vermont Law. Proof of rabies will be required upon move-in.
e. We do not allow exotic pets or fish tanks.
f. Renters Insurance of liability coverage for all animals is required.
Pets Not Permitted on VRS Properties
The following breeds are not permitted on VRS properties: Akita, Alaskan Malamute, German Shepherd, Great Dane, American Bulldog, Beagle, Boxer, Bull Terrier, Cane Corso, Chow Chow, Doberman Pinscher, Mastiff, Pit Bull breeds, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Terrier, Wolf Hybrids.
ESA and Service Dogs
a. All Emotional Support Animals (ESA) and Service Dogs must have proper documentation.
b. Third-party online ESA letters and certifications will not be accepted.
Legal / Criminal History
a. Charges related to any sexual offense will result in a denial of the application.
b. Applicants with a misdemeanor that occurred more than 7 years ago or a felony that occurred more than 10 years ago may be considered depending on what they were for. They may also be considered if restitution for their crime was made in full and all time was served. Also, we would require an additional security deposit and a demonstration of good employment history, credit history, and rental history since the time of the crime.
Eviction Policy
a. Applicants with evictions within the past 3 years will not be considered for tenancy.
b. Applicants with evictions between 3 to 10 years ago may be considered with a double security deposit and a co-signer.
